Common questions

What actually is a 3D scan, and what do I get?

We capture the building with a laser scanner, which records millions of measured points and full-colour imagery. From that you get a point cloud you can measure anywhere, and whatever you need drawn from it: CAD plans and elevations, a Revit model, 3D floor plans, or a walkable tour you can open in a browser. You are working from the building as it stands rather than a drawing that may be decades out of date.

How accurate is it?

Survey grade — millimetre accurate for the measurements that matter. We use the Xgrids PortalCam, which combines LiDAR with photography, so the result is both dimensionally reliable and photorealistic. If you need a stated tolerance for a particular job, tell us and we will confirm what we can hold before you commit.

How long does it take, and how disruptive is it?

Most properties are captured in a single visit — a flat in under an hour, a house in a couple, a large or complex site by arrangement. There is no scaffolding, no drilling and nothing to set up in every room; we walk the space. The processed data usually follows within a few days.

Will the files work with my software?

Yes. Point clouds are delivered in whichever format your software wants — E57, RCP, LAS or PTS — and drawings as DWG or DXF. If you work in Revit we can supply a model rather than just the cloud. Tell us what you use and we will match it, rather than handing you something you then have to convert.

How much does a 3D scan cost?

A flat or small property starts from £250 and a house from £395, both including the processed data. Larger and survey-grade commercial work is quoted per project. The first hour of consultation is free, and every job is quoted in writing before anything starts.

What areas do you cover?

We are based in Haywards Heath and work across West Sussex, East Sussex, Surrey and the wider South East — including Burgess Hill, Brighton, Crawley and Horsham. For larger jobs we travel further; ask.

What does GB3D stand for?

It began as “Gaussian Build 3D” — the business started in photorealistic 3D scanning using Gaussian splatting, and the name stuck. GB3D is 3D scanning, measured surveys and digital twins.
